Feasibility study

Determining what can be done within the given space, brief and budget.

The starting point for most of our clients.

You have a rough idea of what you want to achieve but you don’t know how to get there or what budget is required.

If this sounds like you, we recommend undertaking a feasibility study.


Process: a short exercise where we explore the viability and potential of your project.

Outcome: A comprehensive document that explores your vision and guides you through what is possible. It will include:

  • Our interpretation of your brief

  • A light appraisal of the existing building or site

  • Advice on planning or building warrant requirements and their fees

  • Concept designs to help you visualise your options

  • Likely requirements for additional consultants and other fees

  • An approximate project timeline

  • Advice on different routes to build your project

  • An indication of the next steps

At this stage we recommend seeking early cost assurance. This is an optional, external service we can help facilitate through our trusted network of builders and quantity surveyors.

Our aim is for you to feel confident that you know all your options, how much they are likely to cost and what the next steps are.

Planning applications

Taking the agreed design, developing it further and preparing it for planning submission.

Securing planning approval can be a dark art. Meeting the local authority’s strict criteria, addressing contentious points with well-structured arguments and wowing them with carefully considered designs. This is a skill we have been perfecting for over a decade.

If your project requires planning consent, we will guide you through the process, manage any specialist consultants and advise you throughout.

If we don’t believe your project has a realistic chance of securing planning consent, we will be honest with you. We will help you to create a strategy to get to a stronger position.


Process: We compile a thorough planning application and lodge this on your behalf. We liaise with the local authority until a decision is made, keeping you informed throughout.

Outcome: A completed planning application and ongoing support. If your project does not secure planning consent we will offer our recommended next steps.

Building warrant applications

Turning the planning drawings into technical drawings to meet the requirements of The Building Standards.

This is the stage where the drawings move from concept design towards construction of your building.

A building warrant is a legal document typically required before beginning any work to erect, alter, extend, convert or demolish a building.

Building warrant drawings are not construction drawings, but they are important for legal compliance.


Process: We produce technical building warrant drawings, liaise with specialist consultants, coordinate their work and submit the completed application to the building department. We then respond to any queries.

Outcome: A completed building warrant application and ongoing support.

Construction

Producing drawings which are suitable for construction.

We provide detailed drawings, specifications and schedules that provide clarity to you and the selected building company.

Construction drawings help building companies and main contractors bid more accurately for projects. They also give you more control over the quality and outcome of the build process because they provide clear directions of what is to be built. We believe this clarity and good communication is what produces a successful build.

Administering the construction contract.

In addition to supplying construction drawings, we can take an active role in the construction phase of your project. Engaging our support during the construction phase looks different for every client based on the nature of their project and where they feel they need support. We have listed below a few of the major responsibilities we can take off of your shoulders to help the building process go smoothly:

  • Tendering - We can manage the tender process, helping to ensure you get competitive prices from good quality builders.

  • Contract Management - We can act as a third party to administer the contract between you and your main contractor, ensuring the contract is delivered fairly.

  • Quality control - If you opt for us to manage your construction contract we will conduct regular site visits to ensure the building works align with the construction drawings.

Outcome: Construction clarity for you and the main contractor BEFORE the project starts, reducing the need to make quick decisions on site.

Land diversification

Advice and masterplanning services to develop land for private or holiday accommodation.

If you wish to develop land for the purposes of adding a group of houses, creating a new short-term holiday letting business or expanding an existing business, Studio Wilde can help you formulate a plan to achieve your goals.

We undertake high-level feasibility studies to capture and review the viability of your proposal. We produce a feasibility document and submit this to your local authority as part of a pre-planning application. This process helps you to evaluate and refine your ideas and captures useful insight from the planning department.


Process: Produce a high-level feasibility study. Submit a pre-planning application.

Outcome: A document that provides clarity on the viability of your proposal. This includes a response from the council with regards to the likelihood of planning being granted.
