We then provide a fee proposal for our services based on your requirements. Depending on the nature of your project, you may need a feasibility study to determine if your project is viable before we can give you a full project fee.

If we can confidently advise on the viability of your project from our initial consultation, then we will do so. However, we often require more information before advising on project specifics. When this happens, we take the time to assess the different elements of your project and formulate a response in the form of a feasibility study.

A feasibility study is a formal exercise to explore your aspirations and help you understand what is possible within your space, brief and budget.
At the end of the study, we will provide a capture all document which gives you confidence to decide if your project is viable and what your best options look like.
Feasibility studies are widely used in the construction industry to help landowners, developers and property businesses formulate their ideas and budgets. We offer a light touch version for residential projects. They typically take us 3 - 4 weeks to complete, if a site or project is particularly complex they can take a bit longer.

You don’t officially need an architect to design, manage or construct something. However, an architect can become an invaluable member of your project team.

As part of our role, we will advise you on which professional services are required (if any). We have a network of specialist consultants that we work with regularly, and we can coordinate these services on your behalf.

This is the question we get asked the most!
To answer this question, we first need to understand the nature of your project, the existing building, the location and a few other factors.
We can advise on whether your project will require planning permission at an early stage of our relationship. This element will be worked out either during our initial consultation or as part of a feasibility study.

We price our services based on how clear the scope of work is.
There are three ways our fees can be structured:
Fixed Fees – We present our fee for a pre-agreed scope of work. This approach is for situations where we can plan and agree on the scope of work upfront. It gives both parties cost assurance and is typically our customer’s preferred way to work. This is our preference too!
Percentage based fees – Our fee is based upon a percentage of the construction cost. We tend to adopt this approach for projects that need to grow and change. An exact scope of work is not always possible to determine, in these instances a fixed fee is not suitable.
Hourly rates – For small projects, or where the scope of work is unknown, we charge based on an hourly rate.

The project budget is the overall sum of money you have available to complete the project. This includes all professional fees, statutory authority fees, the construction budget and VAT.
The construction estimate specifically relates to the cost to construct. This is a provisional estimate provided early in the project to help you understand and plan for the construction costs. The construction estimate is provided by a qualified and independent cost consultant appointed separately.

Yes, you are welcome to choose a builder for your project and if you opt for us to manage your building contract, we will be happy to work with them.
Equally, if you would prefer us to recommend a building company, we have a trusted network of contractors that we have worked with and can vouch for.
